Welcome to SampattiyanOnline. By registering an account or using our services, you agree to the following terms, which are formulated in accordance with the Information Technology Act, 2000 and the Real Estate (Regulation and Development) Act (RERA), 2016.

1. Nature of Service

SampattiyanOnline is an online marketplace and intermediary. We provide a platform for Property Owners, Real Estate Agents, and Prospective Buyers/Tenants to interact. We are not a real estate agency and do not participate in the actual execution of sale or lease transactions.

2. Obligation for Agents & Owners

RERA Compliance: As per Indian Law, all Real Estate Agents must display their valid RERA Registration Number on any listing they post. Owners listing properties must ensure they have clear title and authority to sell/lease.
Authenticity: You agree to provide accurate property details, including price, carpet area, and amenities. Posting "dummy" or "lure" listings is strictly prohibited.

3. Buyer/User Due Diligence

Users are hereby advised that SampattiyanOnline does not physically verify the properties. It is the sole responsibility of the Buyer/Tenant to:

Verify property titles and ownership documents.
Check the RERA status of the project on the respective State RERA website.
Inspect the physical condition of the property before making any payments.

4. Limitation of Liability

SampattiyanOnline shall not be held liable for any fraud, misrepresentation, or financial loss resulting from interactions between users. We are protected as an "Intermediary" under Section 79 of the IT Act, 2000, provided we follow due diligence.

5. Subscription & Free Trial

Owners and Agents may be granted a 30-day Free Trial. We reserve the right to modify subscription fees or features at any time with prior notice. Payments made for premium listings or lead packages are non-refundable.

6. Dispute Resolution

Any dispute arising out of the use of this portal shall be governed by the laws of India and shall be subject to the exclusive jurisdiction of the courts in Ranchi, India.
